DS63 | How he built a $90M real estate portfolio with little of his own funds | Tim Bratz

http://invite.commercialempire.com/dwellynn Tim Bratz is the CEO and founder of CLE Turnkey Real Estate, a real estate investment company that acquires and transforms distressed commercial and apartment buildings into high-performance investment assets.

Tim began his real estate career in 2007 as a commercial broker in the competitive NYC real estate market, where he saw the true potential of real estate to transform lives. He spent time reading, attending workshops, and networking with accomplished entrepreneurs, and found that being resourceful was a cornerstone to becoming successful. Tim’s resourcefulness helped him build his first real estate company in 2009 in Charleston, SC, when he used a credit card to acquire his first property. Tim transformed a rundown duplex all on his own and turned a profit on his first deal. He reinvested those proceeds, meanwhile seeking private capital to expand his growing company. Today Tim still uses this formula for success, which all starts with being resourceful and having the right mindset. Working in real estate, Tim has learned how to build a passive business and create a residual income that allows him to live the lifestyle of his choice.

DS62 | From being broke, facing foreclosure, and car repo to building wealth through flipping and wholesaling real estate | Justin Colby

For Justin Colby, a wildly successful real estate investor from California who's flipped well over $100 million in real estate, success didn't come easy. In fact, when Colby first decided to enter into the real estate industry in 2007, he had just lost his home to a foreclosure, his car was repossessed and he was living on a friend's couch in San Francisco. He was a victim to the market frenzy and bubbling valuations that had him in way above his head and he simply let it all go.

DS60 | From just 1 deal to owning $500,000,000 in assets | Frank Rolfe

Frank Rolfe has been an investor in mobile home parks for almost two decades, and has owned and operated hundreds of mobile home parks during that time. He is currently ranked, with his partner Dave Reynolds, as the 5th largest mobile home park owner in the U.S., with over 250 communities spread out over 25 states. But it all began with one mobile home park, Glenhaven, in Dallas, Texas. "When I bought Glenhaven, I had absolutely no idea what I was doing or how a mobile home park worked. If I had, I would have never bought that park, as it saddled me with a master-metered gas and electric system - two of the biggest challenges a mobile home park owner can face - and a tenant base that was straight out of COPs. We had carnival workers, hookers, the absolute dregs of society. It even had a wrestling ring in the back. A few years later, I had unbelievably turned that dump into a nice, quiet, family community, with a neighborhood feel and kids riding bicycles down the streets. Another five years later, the park was worth around $1 million more than I had paid for it." With his success with Glenhaven, Frank continued to buy more mobile home parks, focusing on parks that had good locations, but were terribly managed.

Frank has always believed that mobile home parks are all about "affordable housing". "Beginning with Glenhaven, I noticed that a mobile home park - when properly managed - offers a significantly better quality of life than a comparably priced apartment. Nobody likes to have neighbors banging on their walls and ceilings, or the lack of a yard or nearby parking - or just the lack of a neighborhood "feel". It occurred to me that I could have my phone ringing off the hook if I could deliver an affordable detached dwelling with a yard that was safe, clean and respectable. That's what I delivered at Glenhaven, and that's what I've been doing ever since."

DS55 | This million dollar idea gives a Airbnb run for its money, WhyHotel | Jason Fudin

Like many entrepreneurs, our story begins with annoying children. Of course, we’re talking about ourselves - Jason, from Albany, NY, and Bao from Richmond, VA. For those who know us, it’s no surprise that we were both classic ‘why’ kids… as in “Mommy, why do dogs have fur? Why do we do it that way? Why this? Why that?” You get the picture. Formal apologies to our parents are forthcoming. We were both brought up in neighborhoods full of other young families. Weekends were spent with dozens of people, neighbors and family alike, telling stories over food and drinks while the ‘why’ kids we’re busy puzzling over new and improved ways to create havoc in someone’s yard. Needless to say, it led us both to a deep appreciation of community. That love of community set us both independently on the path to real estate development where we could build high-rises that would have a positive lasting impact on our neighborhoods and create financial upside for investors.

Whether you’re only hunting for deals on the weekends, or you’re managing projects around the clock, we all have this one problem: Trying to return every phone call is impossible. And this is an issue, especially if you want to start making more money in real estate. Because the truth is, if you don’t have a trusted partner handling your inbound calls, you’ll continue leaving tens-of-thousands of dollars on the table each month in missed opportunities. The problem many investors make is outsourcing their calls to an untrained assistant with zero REI knowledge! Plus, hiring a full-time employee to handle your calls is expensive—both in terms of your time and money.
